Building Degradation
It is a proven fact that a new building loses 50% of its efficiency in the first three years of operation. Without a good preventative maintenance program HVAC systems lose their efficiency, set points are changed, system time schedules are overridden, and devices are jumped out and run continuously.
Our DDC systems offer continuous commissioning and fault diagnostics which will help prevent system degradation and loss in system efficiencies.
As part of a good maintenance program, yearly consultations with one of our HVAC system experts will provide building owners the proper information on what is necessary to keep a building efficiently operating and where to plan for future equipment service and upgrades. We can show how proper system maintenance and continuous commissioning pays for system maintenance with energy savings and tenant comfort. Lowest up front cost is not always the best value.
Preventative Maintenance
A good Preventative Maintenance Program for Industrial (SCADA, RTU, PLC, HMI) and/or Direct Digital Control (DDC) Systems is NOT an expense, but an investment in comfort, equipment efficiency, energy conservation, operating costs, and utility management, as well as to optimize the expected life span of capital equipment. Regular visits from our Service Technician or Field Engineer can help head off emergency calls before they happen. Computer performance, network speed, and sensor calibration are just a few of the items that can benefit from regular service attention. One preventative maintenance (PM) service visit in the spring will primarily focus on cooling system readiness and one PM service visit in the fall will primarily focus on heating system readiness.
System Commissioning
Over time, performance of critical field devices can degrade. Annual activation and verification of system components and field devices will ensure your system is operating in the most efficient and energy saving manner.
Database Protection
The stored electronic information (programming, set points, schedules, etc.) within the customer’s system represents a large part of their investment. Our Service Technicians will Back-Up your entire database on a regular basis. We will maintain a site copy at your facility as well as archiving a protected copy in our office.
Technology Upgrades
Industrial & DDC Programming & Enterprise Based Systems periodically releases software upgrades that provide added features or speed to the customer’s system. Our Technician will offer these upgrades as they become available, always keeping your control system(s) up-to-date.
Support Services
Extra hours of support can be provided, as the customer needs them, whether it is immediate online support from our office, or an on-site visit from a service technician. Prepaying for these hours allows the customer to budget for emergency calls or special projects to spread out the payments on your terms.
Parts Coverage
Thermo-Trol Systems fully warrants all components and field devices for one-year from date of acceptance on new installations. Extended warranties can be included in the customer’s service agreement to cover all components, field devices, computers and other manufacturer’s equipment therefore, the customer will never pay for another failed device. This allows the customer to budget for equipment failures and avoid being caught off guard.
